NECESSARY TO RECOGNIZE
AND CREATE VALUE
Founded in 2004, Abacus has a well-established track record of achieving attractive, risk-adjusted returns for investors by acquiring, redeveloping, developing, managing and selling of multifamily properties throughout the United States of America. Senior professionals at Abacus Capital have an average 25 years of multifamily investment management experience.
Abacus believes that combining both traditional and new approaches to value creation is the most effective means of providing superior risk-adjusted returns for our investors – that an underlying disciplined approach to investment selection, complimented by creative new approaches to value creation, is what sets our company apart.
- Leveraging technology to make on-site personnel more efficient administratively.
- Performing focus groups to identify and respond to changing renter preferences.
- Identifying unique cyber-marketing opportunities.
- Providing ancillary services and revenue streams which enhance both investor returns and resident amenities.
Investment in the Value Add strategy will most often follow a traditional buy, fix, and sell business plan. Value Add opportunities are typically well-located properties that are underperforming their potential due to deficiencies in the physical plant or in the existing management. Abacus will orchestrate tried-and-true upgrade programs to most efficiently capture the rental gap. These properties are often fully leveraged and target hold periods of three to five years.
Investments in the Core Income strategy will focus on properties that are built to withstand any part of the economic cycle. Core Income properties will have supply-constrained locations, higher income residents, and limited capital requirements. These properties will utilize lower leverage, have longer term hold periods, and will generate the majority of their total return from current income.
